ABOUT OUR COOPERATIVE 

The East Bay Permanent Real Estate Cooperative is a multi-stakeholder coop that facilitates BIPOC and allied communities to cooperatively organize, finance, purchase, occupy, and steward commercial and residential properties, taking them permanently off the speculative market. We create community controlled assets and empower our communities to cooperatively lead a just transition from an extractive capitalist system into one where communities are ecologically, emotionally, spiritually, culturally, and economically restorative and regenerative. Since launching in 2018, EB PREC has completed 1-2 acquisitions per year, and we aim to increase this number in the coming years. Our acquisitions to date include 3 residential properties (from single family home to 10-unit apartment), 1 commercial property, and 2 mixed use (commercial and residential) properties, as well as one vacant parcel. We are a team of ten staffers. As a candidate, you will be eligible for Staff Ownership in the coop after a candidacy period. (Review our bylaws to learn what it means to become a Staff Owner.) You will be expected to develop your capacity to operate effectively in a collaborative and non-hierarchical collective. At times this may look like taking direction from other staff or community members, holding yourself accountable for responsibilities, stepping into leadership roles, or sharing leadership with other cooperative members.

PURPOSE OF THE POSITION

The Real Estate & Finance Analyst will support our staff and membership by providing the financial & technical tools and know-how to analyze, finance, and acquire real estate assets within the EB PREC model. They will work closely with our Real Estate and Finance teams, as well as groups of EB PREC members working toward property acquisitions. In collaboration with other staff, they will help analyze and troubleshoot projects for financial feasibility, work through scenarios with stakeholders, develop project concepts and prepare projects for acquisition, conduct site visits and assess physical conditions, identify and acquire financing, engage with sellers and realtors in the acquisition process, and manage assets in our portfolio. They will also support the Executive team with organization-wide financial planning and fund management.

MAJOR RESPONSIBILITIES

New Project Feasibility

  • Manage our real estate project intake process, receiving, tracking, and responding to project inquiries as needed;
  • Work with the Real Estate team to identify new potential acquisitions that align with our acquisition strategy and goals;
  • Utilize and improve upon EB PREC’s existing financial analysis tools to conduct and share preliminary financial feasibility on potential property acquisitions;
  • Support Real Estate and Communications teams in developing project narratives and communications materials;
  • Finalize new property recommendations, proposing terms to cooperative staff, members and board as needed for approval to get into contract;
  • Work with various cooperative members throughout the project development process.

Acquisitions

  • Take major responsibility in putting new real estate deals together, negotiating purchase contracts, managing timelines and budgets for due diligence, and closing escrow;
  • Work with the Finance team to apply for and negotiate loans and PRIs as needed.

Asset Management

  • Prepare annual financial reports for the residents of each property, including patronage refunds for Resident Owners;
  • Conduct financial analysis and provide recommendations at both the property level and overall for the Cooperative;
  • Track and analyze our equity and debt positions, forecast payments due, and support with long term financial planning;
  • Work with Finance team to refinance properties as needed;
  • Possibly support or lead construction management when needed and as capacity allows.

Big picture Financial Analysis

  • Provide support to the finance team by engaging in data analysis, risk/return analysis, research and market assessment activities for both the Cooperative and new properties in the pipeline;
  • Develop strategies to improve EB PREC’s financial sustainability via our portfolio of properties;
  • Support in analyzing and updating our 10-year operating projection and strategic plan on an annual basis, to support long-term financial feasibility of EB PREC.

This position requires a significant number of meetings, both in person and remote, and coordination with EB PREC staff.

QUALIFICATIONS/EXPERIENCE

CORE QUALIFICATIONS:

  • An entrepreneurial and creative approach to problem-solving in the field of real estate development
  • 3-5 years of demonstrated experience (or equivalent) with real estate acquisition, due diligence, and financial analysis of real estate projects 
  • Experience as a Project Manager: managing budgets, timelines, quality control & client services, with a strong preference towards Real Estate Project Management (residential, commercial, or both)
  • Adept and competent with financial tools such as pro formas, Google Sheets
  • Ability to communicate complex financial information to a wide variety of audiences, some without any financial or technical training; ability to train and share those technical and financial skills with others
  • Excellent ability to negotiate needs of various stakeholders
  • Excellent written and verbal communication skills (esp. in a hybrid remote work environment)
  • Proven track record of time management, planning, organization, prioritization, and following through on work deliverables on time
  • Experience with or capacity to learn software tools and project/relationship management systems such as Google Suite, Asana, Mailchimp, CRMs, etc.
  • Self-motivated, flexible, and committed to responding to the needs of the community
  • Strong commitment to anti-racism and anti-oppressive movement building
  • Strong commitment to collective decision-making and working in a staff collective

DESIRED QUALIFICATIONS:

  • Experience with construction management
  • Well-networked with or familiarity with local east bay real estate market, housing justice organizations, affordable housing financial opportunities
  • Access to local east bay networks of realtors, contractors, and design professionals a plus
  • Experience with both residential and commercial real estate
  • Experience on community-led projects and/or a community-engagement heavy development process
  • Experience with affordable housing development and integrated capital stacks
  • Experience applying for and managing compliance for government funding for affordable housing
  • East Bay resident, preferably with strong ties to communities in the area

HOURS, PAY, AND BENEFITS

This position is 30 hrs/wk, with $72,000 annual salary (0.75 FTE $96,000). EB PREC offers Paid Time Off (PTO), 11 paid holidays, Parental Leave, Medical, and Dental.

This position will be partly remote, and partly on-site. EB PREC’s office in Oakland is available as desired by employees. Most in-person work for this position will be at Esther’s Orbit Room in West Oakland and other project sites in the east bay.
